Terms & Conditions

Last updated: 11 October 2026

ChecksSorted — Property Safety. Sorted.

Welcome to ChecksSorted. These Terms & Conditions explain how our website and property safety matching service operate, including the responsibilities of customers, independent professionals and ChecksSorted. Please read these terms before using our services.

1. About ChecksSorted

ChecksSorted is a UK online platform that helps customers connect with independent professionals providing property safety, inspection, testing, assessment and compliance-related services.

ChecksSorted is operated by Xcel Rank Ltd, a company registered in England and Wales under company number 17104488.

ChecksSorted is an introduction and matching service. We do not directly carry out inspections, testing, servicing, assessments or remedial works, and we do not issue safety certificates.

2. Our Services

ChecksSorted helps customers find independent professionals for services including:

  • Electrical Installation Condition Reports (EICRs) and electrical safety services.
  • Gas safety inspections and certificates.
  • Fire risk assessments, fire alarm servicing and related fire safety services.
  • Energy Performance Certificates (EPCs).
  • Portable Appliance Testing (PAT).
  • Legionella risk assessments and water safety services.
  • Other relevant property safety and compliance services introduced as the platform develops.

Not every service is available in every location. Availability depends on participating professionals and their service coverage.

Information about services on our website is provided for general guidance and does not replace professional advice or an assessment of an individual property's requirements.

3. How ChecksSorted Works

Customers can contact ChecksSorted by email with details of the service required and the property location.

We review the enquiry and may introduce the customer to a participating independent professional who offers the relevant service in the requested area.

The professional is responsible for discussing the scope of work, availability, price and any service-specific requirements with the customer.

Any agreement to carry out work is made directly between the customer and the independent professional.

Submitting an enquiry does not guarantee that a suitable professional will be available or that a service will be arranged.

4. Customer Responsibilities

When contacting ChecksSorted, customers should:

  • Provide accurate and relevant information about the property and the service required.
  • Ensure they have permission or authority to arrange work at the property.
  • Confirm the proposed scope, price, timescale and any additional charges with the professional before proceeding.
  • Check that the professional holds any qualifications, registrations, accreditations or insurance required for the particular work.
  • Make appropriate arrangements for access to the property and safe completion of the work.

Customers remain responsible for understanding and meeting their applicable legal property safety obligations.

ChecksSorted does not determine whether a particular property complies with legal or regulatory requirements.

5. Independent Professionals

Professionals participating in ChecksSorted operate as independent businesses or self-employed service providers.

They are not employees, agents or representatives of ChecksSorted solely because they receive an introduction through the platform.

Each professional is responsible for:

  • Holding the qualifications, registrations, licences and insurance required for the services they offer.
  • Providing accurate information about their business, experience and service coverage.
  • Complying with relevant laws, regulations and professional standards.
  • Providing accurate quotations and explaining any applicable charges.
  • Carrying out agreed work safely and competently.
  • Issuing any appropriate reports, certificates or other documentation arising from their work.
  • Managing their own appointments, payments, cancellations, complaints and contractual obligations.

ChecksSorted may request information or evidence of professional credentials and may decline or discontinue participation where appropriate.

However, inclusion in the ChecksSorted network does not, by itself, constitute a guarantee, endorsement or certification of a professional's competence or work.

6. Quotations, Bookings and Payments

ChecksSorted does not set the prices charged by independent professionals.

Professionals provide their own quotations, and customers are responsible for agreeing prices and payment terms directly with them.

Unless expressly stated otherwise in a separate written agreement, ChecksSorted does not collect payments for inspections, certificates, assessments or other work carried out by independent professionals.

Any deposit, cancellation charge, refund or payment dispute relating to the professional's work is governed by the agreement between the customer and that professional, subject to applicable law.

ChecksSorted does not guarantee that any quotation will be the lowest available price.

7. Free Launch Period and Future Charges

ChecksSorted is launching with an initial three-month free participation period.

During this period, ChecksSorted will not charge customers or participating professionals for enquiries, introductions, registrations, subscriptions or commissions.

The start and end dates of the launch period will be confirmed separately.

Independent professionals may still charge customers for the actual property safety services they provide.

After the free launch period, ChecksSorted may introduce optional paid services, lead fees or professional subscription arrangements.

Any such charges will be communicated in advance, with clear pricing and applicable terms. No professional will become liable for a new paid service merely because they participated during the free period.

Paid participation will require the professional's agreement before any charges apply.

8. Professional Participation Rules

Participating professionals must use customer enquiry information only for legitimate purposes connected with the relevant service enquiry and any directly agreed work.

Professionals must not:

  • Misrepresent their qualifications, registration, insurance or experience.
  • Provide misleading quotations or information.
  • Use customer details for unrelated marketing without an appropriate lawful basis.
  • Sell or disclose customer enquiry details to unrelated third parties without appropriate authorisation or another lawful basis.
  • Engage in fraudulent, unlawful, discriminatory or abusive conduct.

ChecksSorted may suspend or discontinue introductions to professionals who breach these rules, provide misleading information or present a reasonable concern regarding customer safety or the integrity of the platform.

Where a professional has entered into a separate written agreement with ChecksSorted, that agreement may contain additional participation requirements.

9. Customer Information and Privacy

Customers who contact ChecksSorted may provide personal information such as their name, email address, property location and service requirements.

We may share relevant enquiry information with an appropriate independent professional to help arrange the requested service, where permitted by applicable data protection law.

We will handle personal information in accordance with our Privacy & Cookie Policy.

Independent professionals receiving customer information are responsible for meeting their own applicable data protection obligations.

For more information, please see our Privacy & Cookie Policy.

10. Service Availability and Introductions

ChecksSorted aims to help customers find suitable independent professionals, but we cannot guarantee:

  • Availability of a professional for every service or location.
  • Acceptance of an enquiry by any particular professional.
  • A particular response time, appointment date or completion date.
  • That a professional will offer a quotation.
  • That a property will pass an inspection or meet any particular compliance standard.
  • That a certificate or report will be issued with a particular outcome.

ChecksSorted may decline to process an enquiry where the requested service is unavailable, the information provided is insufficient or the request is inappropriate or unlawful.

11. Responsibility for Professional Services

ChecksSorted provides an introduction service, rather than the underlying inspection, assessment, testing or certification service.

The independent professional is responsible for the work they agree to undertake, including its quality, safety, accuracy, documentation and compliance with applicable legal requirements.

Customers should raise concerns about the work, quotations, appointments or certificates directly with the professional responsible.

ChecksSorted may consider complaints about professionals participating in its network and may take appropriate action concerning future introductions.

Nothing in these terms removes any legal rights or remedies a customer may have against a professional or against ChecksSorted where applicable.

12. Liability

ChecksSorted is responsible for providing its own services with the care and skill required by applicable law.

We are not a party to the separate service contract between a customer and an independent professional unless expressly agreed otherwise in writing.

We are not ordinarily responsible for a professional's independent pricing decisions, appointment arrangements or performance of work under that separate contract.

However, nothing in these Terms & Conditions excludes or restricts liability for:

  • Death or personal injury caused by negligence.
  • Fraud or fraudulent misrepresentation.
  • Breach of statutory rights or obligations where liability cannot lawfully be excluded or restricted.
  • Any other liability that cannot lawfully be excluded or restricted.

These terms do not limit a consumer's statutory rights.

13. Website Information

We aim to provide clear, useful and reasonably accurate information about property safety and compliance services.

However, laws, regulations, standards and professional requirements can change, and information may not apply to every property or situation.

Website content and guides are provided for general information only. They are not a substitute for legal, technical or professional advice specific to a property.

Users should consult an appropriately qualified professional or relevant official authority when determining their obligations.

14. Acceptable Website Use

Visitors must not use the ChecksSorted website to:

  • Submit false, misleading or fraudulent enquiries.
  • Impersonate another person or business.
  • Attempt unauthorised access to the website or its systems.
  • Introduce malicious software or interfere with website security.
  • Collect or misuse information about customers or professionals.
  • Engage in unlawful activities.

We may restrict access or refuse enquiries where necessary to protect users, the website or our services.

15. Intellectual Property

Unless otherwise stated, the ChecksSorted name, branding, website design, original written content and other original materials are owned by or licensed to Xcel Rank Ltd.

Visitors may access and use website content for lawful personal or internal business reference.

Content must not be reproduced, republished or commercially exploited without permission, except where permitted by law.

Third-party trademarks and materials remain the property of their respective owners.

16. External Websites

Our website may contain links to external websites or resources.

These links are provided for convenience and information. We do not control external websites or automatically endorse their content, products or services.

Visitors should review the relevant third party's terms and privacy information when using those websites.

17. Complaints and Enquiries

We aim to deal with enquiries and concerns fairly and professionally.

For concerns about ChecksSorted's matching service, website information or handling of an enquiry, please contact hello@checkssorted.co.uk.

Please provide sufficient details for us to understand and review the matter.

For concerns about work carried out by an independent professional, customers should initially contact the professional who provided the service.

ChecksSorted may assist by reviewing the circumstances of an introduction, but we do not automatically act as an adjudicator or dispute-resolution service for contracts between customers and professionals.

Nothing in this section prevents a customer from exercising their legal rights.

18. Changes to These Terms

We may update these Terms & Conditions to reflect changes in our services, business operations or legal requirements.

The current version will be published on this page with its last updated date.

Where a change materially affects an existing arrangement with a professional, we will provide appropriate notice and obtain agreement where required.

Changes will not retrospectively impose charges or remove accrued legal rights.

19. Governing Law

These Terms & Conditions are governed by the laws of England and Wales, subject to any mandatory legal protections that apply to users in other parts of the United Kingdom.

Consumers retain any mandatory rights regarding where legal proceedings may be brought.
